Podnikatelia pri\u0161li o svoje zisky, zamestnanci o pr\u00e1cu. Experti predpokladali, \u017ee sa zopakuje scen\u00e1r z roku 2008 a ceny nehnute\u013enost\u00ed v\u00fdrazne klesn\u00fa. <strong>Nehnute\u013enosti glob\u00e1lne zdra\u017eeli, aj ke\u010f svet utrpel najv\u00e4\u010d\u0161\u00ed prepad od Ve\u013ekej hospod\u00e1rskej kr\u00edzy.<\/strong><\/p>\n<p style=\"text-align: justify\">O domy a byty je obrovsk\u00fd z\u00e1ujem a ceny raketovo vzr\u00e1stli. Pod\u013ea medzin\u00e1rodnej organiz\u00e1cie pre hospod\u00e1rsku spolupr\u00e1cu a rozvoj (OECD), medziro\u010dn\u00fd n\u00e1rast cien nehnute\u013enost\u00ed 37 \u010dlensk\u00fdch kraj\u00edn st\u00fapol o\u00a07%. <strong>To je najv\u00e4\u010d\u0161\u00ed n\u00e1rast za posledn\u00fdch 20 rokov<\/strong>. Tento fenom\u00e9n sa stal preto, lebo nastolen\u00e9 opatrenia smerovali k zn\u00ed\u017eeniu \u00farokov, k dostupnej\u0161\u00edm hypot\u00e9kam a takisto boli opatrenia smerovan\u00e9 aj na podporu be\u017en\u00fdch \u013eud\u00ed.<\/p>\n<p style=\"text-align: justify\">Aj ke\u010f sa to na prv\u00fd poh\u013ead nezd\u00e1, ale mnoho \u013eud\u00ed aj po\u010das pand\u00e9mie u\u0161etrilo. Nekupovali sa drah\u00e9 dovolenky, nem\u00ed\u0148ali sa peniaze na jedlo a n\u00e1poje v drah\u00fdch podnikoch a aj v d\u00f4sledku zatvoren\u00fdch obchodov zostali na\u0161e pe\u0148a\u017eenky pln\u0161ie. Panuj\u00fa aj n\u00e1zory, \u017ee prudk\u00e9 zv\u00fd\u0161enie dopytu po bytoch a domoch je sp\u00f4soben\u00e9 aj t\u00fdm, \u017ee \u013eudia u\u017e viac ako rok str\u00e1vili v\u00e4\u010d\u0161inu \u010dasu doma.<\/p>\n<p style=\"text-align: justify\">Mnoh\u00ed t\u00fa\u017eili po zmene, po z\u00e1hrade, po v\u00e4\u010d\u0161om priestore, po lep\u0161ej lokalite. Dom\u00e1cnosti bolo potrebn\u00e9 prerobi\u0165 na pracovne a na \u0161kolsk\u00e9 u\u010debne. A \u010di u\u017e pred t\u00fdm \u013eudia uva\u017eovali o novom b\u00fdvan\u00ed alebo nie, lockdown bola posledn\u00e1 kvapka, posledn\u00e9 postr\u010denie k tomu, aby zmenili svoje bydlisko.<\/p>\n<p style=\"text-align: justify\">CNN Business uv\u00e1dza, \u017ee v Brit\u00e1nii zaznamenali n\u00e1rast z\u00e1ujmu nehnute\u013enost\u00ed v lokalit\u00e1ch v bl\u00edzkosti Lond\u00fdna. \u013dudia sa s\u0165ahovali do pri\u013eahl\u00fdch oblast\u00ed, do v\u00e4\u010d\u0161ieho domu, kde si zariadili aj svoju kancel\u00e1riu a mohli pohodlne pracova\u0165 z domu. Pod\u013ea \u00fadajov N\u00e1rodnej banky Slovenska bola priemern\u00e1 cena nehnute\u013enosti na Slovensku za meter \u0161tvorcov\u00fd v prvom \u0161tvr\u0165roku 2021 na hodnote 1930 \u20ac, pri\u010dom v prvom \u0161tvr\u0165roku 2020 bola hodnota metra \u0161tvorcov\u00e9ho nehnute\u013enosti 1671 \u20ac a v roku 2019 to bolo 1539 \u20ac. \u00a0St\u00fapli ceny bytov, domov, pozemkov a aj r\u00f4znych nebytov\u00fdch priestorov.<\/p>\n<p>V\u00a0ka\u017edom samospr\u00e1vnom kraji je za posledn\u00fd rok zaznamenan\u00fd v\u00fdznamn\u00fd rast cien za meter \u0161tvorcov\u00fd:<\/p>\n<ul>\n<li>V Bratislavskom kraji o 348 \u20ac.<\/li>\n<li>V\u00a0Trnavskom kraji o\u00a047 \u20ac.<\/li>\n<li>V Nitrianskom kraji o\u00a0118 \u20ac.<\/li>\n<li>V\u00a0Tren\u010dianskom kraji o\u00a0102 \u20ac.<\/li>\n<li>V\u00a0\u017dilinskom kraji o\u00a0141 \u20ac.<\/li>\n<li>V\u00a0Banskobystrickom kraji o\u00a0173 \u20ac.<\/li>\n<li>V\u00a0Ko\u0161ickom kraji o\u00a0402 \u20ac.<\/li>\n<li>V Pre\u0161ovskom kraji o\u00a0206 \u20ac.<\/li>\n<\/ul>\n<p style=\"text-align: justify\"><strong>Ceny bytov a domov neust\u00e1le rast\u00fa a zdra\u017eovanie bolo zaznamenan\u00e9 aj pri porovn\u00e1van\u00ed posledn\u00e9ho \u0161tvr\u0165roku 2020 a prv\u00e9ho \u0161tvr\u0165roku 2021<\/strong>. Priemern\u00e1 cena metra \u0161tvorcov\u00e9ho sa zv\u00fd\u0161ila za posledn\u00fd \u0161tvr\u0165rok o 77 \u20ac. Najv\u00e4\u010d\u0161\u00ed \u0161tvr\u0165ro\u010dn\u00fd rozdiel bol spozorovan\u00fd v Bratislavskom kraji a najmen\u0161\u00ed n\u00e1rast bol v Banskobystrickom kraji.<\/p>\n<h3><strong>Ako sa vyv\u00edjaj\u00fa ceny v\u00a0zahrani\u010d\u00ed ? <\/strong><\/h3>\n<p style=\"text-align: justify\">V Spojen\u00fdch \u0161t\u00e1toch americk\u00fdch ceny domov vzr\u00e1stli v roku 2020 o 9%. Po\u010det predajov existuj\u00facich domov v Spojen\u00fdch \u0161t\u00e1toch dosiahol najvy\u0161\u0161iu \u00farove\u0148 od roku 2006. Ceny na\u010falej rast\u00fa, pri\u010dom stredn\u00e1 cena existuj\u00faceho domu v marci dosiahla historick\u00e9 maximum 329 100 dol\u00e1rov. Obchody, prostredn\u00edctvom ktor\u00fdch sa sprostredkoval predaj nehnute\u013enosti, sa uskuto\u010d\u0148ovali aj naprie\u010d svetom. V niektor\u00fdch krajin\u00e1ch za\u010dali kupova\u0165 nehnute\u013enosti cudzinci. S\u00fa aj tak\u00ed, ktor\u00ed mesto, kde kupuj\u00fa svoju nehnute\u013enos\u0165 nikdy predt\u00fdm nenav\u0161t\u00edvili, \u010di dokonca pred k\u00fapou nehnute\u013enos\u0165 ani nevideli.<\/p>\n<p style=\"text-align: justify\">V\u00a0s\u00fa\u010dasnosti je nedostatok bytov a\u00a0domov. <strong>Odborn\u00edci predpokladaj\u00fa, \u017ee rast cien nehnute\u013enosti tento rok e\u0161te naberie na sile.<\/strong> Av\u0161ak taktie\u017e sa o\u010dak\u00e1va, \u017ee \u00farokov\u00e9 sadzby glob\u00e1lne zostan\u00fa n\u00edzke. A ak by sa ceny nehnute\u013enost\u00ed zastabilizovali, alebo dokonca by klesli, v tom pr\u00edpade by sa zv\u00fd\u0161ilo percento hypotek\u00e1rneho \u00faroku. Hypotek\u00e1rne \u00faroky a ceny nehnute\u013enost\u00ed sa navz\u00e1jom ovplyv\u0148uj\u00fa.
