St\u00e1le sa v\u0161ak n\u00e1jdu aj tak\u00ed, ktor\u00fdm sa refinancovanie hypot\u00e9ky oplat\u00ed.<\/strong><\/li>\n<li><strong>Trh s hypot\u00e9kami kol\u00edsal v\u017edy, moment\u00e1lne za\u017e\u00edva obdobie, kedy bud\u00fa \u00favery podstatne nedostupnej\u0161ie.<\/strong><\/li>\n<li><strong>Nov\u00ed z\u00e1ujemcovia o hypot\u00e9ky s\u00fa v hor\u0161ej situ\u00e1cii ako t\u00ed, ktor\u00ed stihli financova\u0165 nehnute\u013enos\u0165 sk\u00f4r.<\/strong><\/li>\n<li><strong>Aj existuj\u00faci klienti b\u00e1nk v\u0161ak chc\u00fa plati\u0165 menej a z\u00edska\u0165 viac, je to v\u00f4bec v dne\u0161nej dobe e\u0161te mo\u017en\u00e9?<\/strong><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<h3>Nov\u00ed \u017eiadatelia to maj\u00fa n\u00e1ro\u010dnej\u0161ie ako predt\u00fdm<\/h3>\n<p>Mlad\u00ed \u013eudia, ktor\u00ed si dnes h\u013eadaj\u00fa b\u00fdvanie, maj\u00fa situ\u00e1ciu podstatne \u0165a\u017e\u0161iu ako ich rodi\u010dia a prarodi\u010dia. \u00davery na b\u00fdvanie sa z roka na rok st\u00e1vaj\u00fa menej dostupn\u00fdmi, banky vy\u017eaduj\u00fa viac \u00faspor napriek tomu, \u017ee rastie infl\u00e1cia a n\u00e1rast re\u00e1lnych miezd spravidla nie je tak vysok\u00fd, ako to priemern\u00fd rast interpretuj\u00fa tabu\u013ekov\u00e9 ukazovatele.<\/p>\n<p>Mlad\u00fd \u010dlovek, ktor\u00fd dnes stoj\u00ed pred ot\u00e1zkou zabezpe\u010denia vlastnej dom\u00e1cnosti, tak stoj\u00ed pred <strong>zdanlivo nerie\u0161ite\u013en\u00fdm probl\u00e9mom<\/strong>: aby mohol \u017ei\u0165 a pracova\u0165, mus\u00ed si prenaj\u00edma\u0165 nehnute\u013enos\u0165 za vysok\u00e9 ceny, tak\u017ee nem\u00e1 priestor na v\u00fdznamnej\u0161ie alebo ak\u00e9ko\u013evek \u00faspory. A bez nich nem\u00e1 mo\u017enos\u0165 z\u00edska\u0165 hypotek\u00e1rny \u00faver na b\u00fdvanie.<\/p>\n<p>V s\u00fa\u010dasnosti je ve\u013ekou komplik\u00e1ciou pri z\u00edskavan\u00ed \u00faveru nielen n\u00edzky pr\u00edjem, ale aj fakt, \u017ee je z\u00e1ujemca o \u00faver \u017eivnostn\u00edk. \u017divnostn\u00edci sa v uplynul\u00fdch rokoch stali svoj\u00edm sp\u00f4sobom obe\u0165ami syst\u00e9mu: preberaj\u00fa na seba n\u00e1klady, ktor\u00e9 s\u00fa pri ich kolegoch-zamestnancoch n\u00e1kladom ich zamestn\u00e1vate\u013ea, sami sa staraj\u00fa o da\u0148ov\u00e9 z\u00e1le\u017eitosti a ak si leg\u00e1lnou cestou optimalizuj\u00fa da\u0148ov\u00e9 priznania, pre banky je prek\u00e1\u017eka v z\u00edskan\u00ed hypotek\u00e1rneho \u00faveru. Ak si \u017eivnostn\u00edk da\u0148ov\u00e9 priznanie neoptimalizuje a neuplat\u0148uje si n\u00e1klady percentom, v takomto pr\u00edpade zaplat\u00ed vy\u0161\u0161ie dane z pr\u00edjmu, \u010do sa mu n\u00e1sledne premietne aj do vy\u0161\u0161\u00edch n\u00e1kladov na povinn\u00e9 odvody. T\u00fdm sa op\u00e4\u0165 zni\u017euje mesa\u010dn\u00fd fond, z ktor\u00e9ho m\u00f4\u017ee \u017eivnostn\u00edk \u017ei\u0165.<\/p>\n<h3>A bude e\u0161te \u0165a\u017e\u0161ie: u\u017e aj pre kateg\u00f3riu 41+<\/h3>\n<p>Najnov\u0161ie spr\u00e1vy s\u00fa pritom tie\u017e zna\u010dne znepokojiv\u00e9: od janu\u00e1ra 2023 nadobudne \u00fa\u010dinnos\u0165 nov\u00e9 opatrenie, ktor\u00e9 bude ur\u010dit\u00fdm sp\u00f4sobom <strong>diskriminova\u0165 z\u00e1ujemcov o hypot\u00e9ku star\u0161\u00edch ako 41 rokov, ke\u010f\u017ee<\/strong> <strong>im progres\u00edvne zn\u00ed\u017ei maxim\u00e1lnu v\u00fd\u0161ku hypot\u00e9ky<\/strong>. Zatia\u013e \u010do dnes je mo\u017en\u00e9 z\u00edska\u0165 \u00faver vo v\u00fd\u0161ke 8-n\u00e1sobku svojho ro\u010dn\u00e9ho pr\u00edjmu, <strong>od janu\u00e1ra 2023 sa bude tento pomer (DTI) zmen\u0161ova\u0165 a\u017e na 3-n\u00e1sobok<\/strong>.<\/p>\n<p>Hlavn\u00fd limit DTI je ur\u010den\u00fd vzorcom a\u00a0vyjadruje maxim\u00e1lny n\u00e1sobok ro\u010dn\u00e9ho pr\u00edjmu. Napr\u00edklad, ak jedn\u00e9mu z nich vyjde maxim\u00e1lna zadl\u017eenos\u0165 100 000 \u20ac a druh\u00e9mu 150 000 \u20ac, spolu m\u00f4\u017eu po\u017eiada\u0165 o \u00faver vo v\u00fd\u0161ke 250 000 \u20ac.<\/p>\n<p>M\u00f4\u017ee pritom nasta\u0165 aj situ\u00e1cia, ke\u010f sa na jedn\u00e9ho dl\u017en\u00edka aplikuje p\u00f4vodn\u00fd limit vo v\u00fd\u0161ke 8 (ak napr. v jeho pr\u00edpade bude splaten\u00fd pred dov\u0155\u0161en\u00edm veku 65 rokov) a na druh\u00e9ho dl\u017en\u00edka sa aplikuje upraven\u00fd limit v ni\u017e\u0161ej v\u00fd\u0161ke, uv\u00e1dza NBS vo svojom pr\u00edklade.<\/p>\n<p>Toto nov\u00e9 opatrenie sa t\u00fdka aj trhu s refinancovan\u00edm hypot\u00e9k, <strong>pod\u013ea NBS v\u0161ak len \u00faverov na refinancovanie s v\u00fdrazn\u00fdm nav\u00fd\u0161en\u00edm<\/strong>. Mnoho \u013eud\u00ed sa v\u0161ak aj tak bude prirodzene zaobera\u0165 ot\u00e1zkou refinancovania u\u017e teraz, aby ich neskor\u00e1 reakcie nepripravila o peniaze. \u201eVplyv na aktu\u00e1lny trh \u00faverov by mal by\u0165 minim\u00e1lny,\u201c tvrd\u00ed N\u00e1rodn\u00e1 banka Slovenska.<\/p>\n<p>Opatrenia NBS sa net\u00fdkaj\u00fa klientov do 40 rokov vr\u00e1tane, ktor\u00fdch \u00favery nepresahuj\u00fa do d\u00f4chodku.<\/p>\n Aj b\u00fdvanie v panel\u00e1ku sa pomaly st\u00e1va luxusom, o modernej\u0161\u00edch nov\u0161\u00edch stavb\u00e1ch nehovoriac. Foto: Duncan Kidd @unspash\n<h3>Oplat\u00ed sa dnes e\u0161te refinancova\u0165?<\/h3>\n<p><strong>Zauj\u00edmalo n\u00e1s, \u010di sa v dne\u0161nej situ\u00e1cii oplat\u00ed refinancova\u0165 u\u017e existuj\u00face hypot\u00e9ky<\/strong>. Odpove\u010f je pod\u013ea odborn\u00edka relat\u00edvna, preto\u017ee z\u00e1le\u017e\u00ed na okolnostiach a dobe refinancovania.<\/p>\n<p>\u201eRefinancovanie hypotek\u00e1rnych \u00faverov v poslednom polroku za\u017eilo nov\u00fd boom. D\u00f4vodom tentokr\u00e1t nebol neust\u00e1le zni\u017euj\u00faci sa \u00farok, ale pr\u00e1ve opak, zvy\u0161uj\u00faci,\u201c hovor\u00ed \u0161pecialista na osobn\u00e9 financie \u0160tefan Tak\u00e1\u010d.<\/p>\n<p>\u201ePrakticky sa zatia\u013e na neur\u010den\u00fd \u010das skon\u010dila \u00e9ra lacn\u00fdch hypot\u00e9k,\u201c dod\u00e1va.<\/p>\n<p>\u201eVezmime si be\u017en\u00fd pr\u00edklad, \u017ee klient m\u00e1 \u00faver 100 000 \u20ac na 30 rokov, \u00farokov\u00fa sadzbu napr\u00edklad 0,4 % a zost\u00e1vaj\u00fa mu na fix\u00e1cii 2 roky. Aktu\u00e1lna spl\u00e1tka pri tomto pr\u00edklade predstavuje 294,82 \u20ac, ale po sko\u010den\u00ed fix\u00e1cie a zv\u00fd\u0161en\u00ed \u00farokovej sadzby na 3 percent\u00e1 sa spl\u00e1tka zv\u00fd\u0161i a\u017e na 403,54 \u20ac,\u201c uv\u00e1dza Tak\u00e1\u010d.<\/p>\n<p>To je n\u00e1rast o takmer 110 eur, ktor\u00fd m\u00e1 v \u010dase vysokej infl\u00e1cie potenci\u00e1l v\u00fdznamne za\u0165a\u017ei\u0165 rodinn\u00fd rozpo\u010det. Nemo\u017eno pritom vyl\u00fa\u010di\u0165, \u017ee nastane obdobie, kedy bud\u00fa \u00faroky na hypot\u00e9kach dosahova\u0165 aj 5 \u010di viac percent.<\/p>\n<p>&quot;<em>Pri tak r\u00fdchlo sa zvy\u0161uj\u00facich \u00farokoch je prioritnej\u0161ia doba fix\u00e1cie<\/em>,\u201c dod\u00e1va.<\/p>\n<p>Napriek tomu, \u017ee aktu\u00e1lna situ\u00e1cia na trhu s hypot\u00e9kami nie je priazniv\u00e1, zrejme ide o najlep\u0161ie obdobie na kroky zo strany klientov, ktor\u00ed u\u017e hypot\u00e9ky maj\u00fa &#8211; a predov\u0161etk\u00fdm t\u00ed, ktor\u00ed si od b\u00e1nk vzali stotis\u00edc eur a viac. Mnoh\u00ed Slov\u00e1ci maj\u00fa aj 200-tis\u00edcov\u00e9 a vy\u0161\u0161ie \u00favery, n\u00e1rast \u00farokovej sadzby po skon\u010den\u00ed fix\u00e1cie ich teda m\u00f4\u017ee st\u00e1\u0165 stovky eur mesa\u010dne navy\u0161e. Najlep\u0161ie je informova\u0165 sa priamo v banke alebo u finan\u010dn\u00e9ho \u0161pecialistu, preto\u017ee oni poznaj\u00fa klientovu situ\u00e1ciu aj \u0161ir\u0161\u00ed kontext.<\/p>\n<p>Ist\u00e9 v\u0161ak je, \u017ee refinancovan\u00edm u\u017e existuj\u00facich hypot\u00e9k, ktor\u00e9 boli zriaden\u00e9 pred nieko\u013ek\u00fdmi rokmi, u\u017e zrejme klient neu\u0161etr\u00ed.<\/p>","protected":false},"excerpt":{"rendered":"<p>\u00c9ra lacn\u00fdch hypot\u00e9k vraj skon\u010dila.
